The original ad was for 50 acres and the property was described as
follows:
50 acres of land with 50% in timber and 45% nursery stock. Two to
three acres is cleared with one right of way access to all the property.
Timber is permanent hardwoods with some large trees ready to harvest.
Land is level to gently rolling with city water acess. Location is
northwest Warren County in McMinnvilleTN off the Yager/Short Mountain
Road. Will finance @ 6% interest for 5 years with $25000 down.
Negotiated the purchase of 80 acres (sans the house) at $3,000 per
acre with slightly under 3% interest, owner financed. Will need to get
"Release of Deed of Trust" (i.e. the mortgage) from the owner
once it's paid off in slightly less than 18 bi-annual payments (from
end of June, 2011, with early 2020 for the final payment). The property
is approximately 9 miles northwest of McMinnville. Here's the Google

- The land is slightly rolling. It's primarily silt loam with a lot
of depth. It's bordered by farms and nurseries.
- Utilities: Electricity and telephone services have to be brought
in from the next property, about 600 feet away.
- Need to dig a well for water--nearby properties have wells--or can
get city water (would have to pipe in 1200 feet from main road).
